Which is better being a commercial Realtor or residential Realtor? I was wondering in to days economy which will be better being a commercial real estate agent or being a residential Realtor. I did some research on this I find commercial real estate more challenging and more profitable. I am thinking about switching to commercial real estate. If you are in commercial sales as a broker or sales agent please give me your opinion about the business. I have a Real Estate sales license but it is inactive right now. I am still interviewing Brokers.

linkus86 replied: "You are right about commercial real estate being more challenging and more lucrative, but it is so because it is a great deal more complicated and therefor not nearly as easy to jump into as residential real estate. That being said, if you have a great deal of business contacts, it might be worth investigating. Still, many commercial Realtors don't give an former residential Realtor's any credibility as they tend to revert to residential marketing in the commercial market. The key when entering the business and joining any real estate brokerage is to get good training. If you are able to get training from a commercial broker, more power to you."

kemperk replied: "per properties sold, more residential are sold than commercial. because they are income generating entities, business properties per sq ft sell for more $ but again, per every 1,000 house hunters, there is one commercial hunter. also, in commercial, you do not need to be involved in MLS or NAR--esp if you rep mainly buyers."

What are typical Commercial realtor fees? I have a property with a business on it that I'd like to sell. If I hire a commercial realtor, what sort of fees would I typically expect to pay? Do I need to pay both my realtor and the realtor representing another party?

Mariah replied: "I list commercial properties for a bank REO department. We typically go off listing price. If under $1M, we do a 5/6%. If over $1M, 4/5%."

Howw much does a commercial realtor make? I am thinking of going into real estate as a side gig. Can anyone tell me how much a commercial realtor usually makes here in San Diego, CA? Is there someone that can give me and answer by experience? Thank you. ~Ty

godged replied: "Commercial RE is probably the most challenging RE "side gig" because investors want to have constant access to you. In my area, I see alot of 2% commissions for commercial."

john e replied: "For one thing, there are 550,000 real estate licencees in the state of CA. There are not 550,000 deals in a year in CA. The average licensee makes about $10,000 a year. Real Estate if a full time job. It's OK to get a license but don't expect to make any money part time. Reak Estate has more to do with people than it does with houses."

Anyone see the new Realtor commercial During Football Game Today? There isn't a better time to buy then now. "If we didn't buy now we would never come by this opportunity again." I say BS it comes down to affordability They should advertise "Can you afford to purchase a home"

kt_b_blue replied: "Its not that they're wrong. Home prices are the lowest they've been in 10 years, and are set to rise again this spring. There's a huge inventory of homes on the market, making it the biggest buyer's market theres been in years. So yes, this opportunity is going to happen again. Of course it comes down to affordibility. But that's the banks job, to determine if you can afford it. Its the Realtors Associations job to get out word about the opportunities existing in the buyers market today and to negate the negative word being put out by the media."

Matt K replied: "Yeah, that line caught my ears too. Talk about high pressure selling tactics - Buy Now or Miss Out!!!"

operababe_61 replied: "I live in CA and five years ago if a house went on the market in your price range, it was sold for $20,000 more than the asking price in the first 48 hours. Now prices are dropping anywhere from 1% to 8% a MONTH, depending on the area. Houses in my neighborhood that sold for $520,000 in 2006 are selling for $400,000 and since there are so many on the market the buyers get to haggle a lot more. So YES, it's good time to buy in terms of prices falling, inventory, and interest rates. But it's harder to get financing now so you have to really be able to afford to buy a house, have decent credit, and usually a down payment. Gone are the days of buying a house with no money down, crappy credit, and no-doc loans where the lender just trusts you when you say you make $100,000/year. And no, Realtors don't always say it's good time to buy. In fact, it's a horrible time to sell! If you don't absolutely have to sell your house right now, don't."

Realtor help finding commercial property? I am looking for commercial property to lease. I'm going to find a realtor to help me. How do they normally charge for things like this? Do they charge me or the owner of the property? Also what if I am working with a realtor and end up finding a place on my own?

Landlord replied: "The owner pays, not you. You use a commerical agent, not a residential one. If you want to do some online looking on your own check out loopnet.com"

Commercial real estate: Is it better to deal with listing realtor directly? I've an acquaintance who works as a realtor. Recently, I'm looking for a commercial real estate to lease, and I found a space advertised by another realtor. Is it better for me to just deal with the listing realtor directly, or I could get my acquaintance to handle the deal for me?

kemperk replied: "WOW, am I glad i read this; under NO NO NO circumstances should you deal with the listing realtor. By law, the Listing realtor must be "fair, cordial and reasonable" with you and no more. That does not get you what you want. if your friend has skills in Commercial, absolutely have your friend help you.....or have your friend find a commercial buyer's agent. {i am not sure outside of our office if such a thing exists.] but you need your own agent to get a fair-good deal. ask the listing agent what fiduciary means."

What should realtor fees be on commercial property / business? We are looking to sell a business (5 bay car wash). What percentage rate do realtors charge for this (I have heard it is higher than with residential property)?

belynda d replied: "Percentage rates vary. You may want to call different realtors. There is no set fee."

sunsetsrbest1 replied: "Generally commercial Realtors get 4 points. But if the deal is a small one they may ask for as many as 8 points."

plr2win replied: "When I sold my business it was 0% because I didn't let those greedy blood suckers get involved. Just do it yourself and you'll find it's even easier than selling a house."

Do most Commercial Realtors make more than Realtors specializing in Residential properties? I've been a Realtor for about 4 years, selling only residential properties. I enjoy the investment side of real estate more and I really think I'd enjoy working in commercial real estate. On average, do Commercial Realtors make more than residential? I live in a decent size city with a lot of commercial property. Thanks!

sunshine replied: "No. More residential properties than commercial makes more consistent opportunities in residential. Commercial may have a better commission. Do both."

godged replied: "There is one Realtor in my area that almost exclusively sells commercial RE, but he does some residential also. He says it requires more financial discipline, as the checks can be few and far between. But when he sells a property, it is a very nice commission check. Look into getting your CCIM. Commercial brings a whole new set of criteria."

Commercial Realtor? Is being a Commercial realtor any safer then being a residential one? I had my heart set on being a realtor until recently when I realized how dangerous it would be, I still want to sell property though. It's always been in the back of my mind to still get my licence.
